Cambridge is really three towns stitched together — Galt, Preston, and Hespeler — and each one leaks differently. Galt's century homes near the Grand River sit on rubble-stone foundations that seep through mortar joints, not cracks. Preston and Hespeler sit on heavy clay that swells against poured walls every wet spring. And anything near the Grand or Speed River floodplain deals with a water table that climbs fast during March melt. We diagnose which of those problems your house actually has before we quote a fix — because the wrong system on the wrong wall is money down the drain.

Galt: stone foundations and rubble-wall seepage. The blocks south of downtown Galt — Dickson Hill, the streets off Blair Road, the century homes along Grand Avenue — were built on rubble-stone and fieldstone foundations, many before 1920. These walls don't crack the way poured concrete does; they weep through deteriorated lime mortar over a wide area. Injection resin has nothing to grab in a rubble wall, so the right fix is usually interior: a perimeter drainage channel at the footing, a dimpled membrane over the wall face, repointing or parging where mortar has washed out, and a properly sized sump. We've pulled buckets of silt out of Galt basements where a previous contractor simply painted the stone with sealer and called it waterproofed.

Preston and Hespeler: clay soil and hydrostatic pressure. Much of Preston and Hespeler sits on dense clay till. Clay drains slowly, so after a heavy rain or the spring melt it holds water against the foundation like a sponge pressed to the wall. That hydrostatic pressure finds every shrinkage crack in a poured wall and every weak joint in a block wall. On these houses, low-pressure polyurethane crack injection is often the complete fix — the crack is filled from the inside face right through to the soil, and the flexible resin moves with seasonal expansion. Where the clay has also crushed or silted up the original weeping tile, we replace it, inside or out.

The river factor. Homes near the Grand and Speed Rivers — parts of downtown Galt, Preston's riverside streets, low-lying pockets of Hespeler near the mill pond — live with a seasonally high water table. When the rivers run high in late March, groundwater rises under the slab, and water can come up through floor cracks and the cove joint even when the walls are sound. Those basements need drainage and pumping capacity, not just sealing: an interior weeping tile loop feeding a primary sump with a battery backup, because the same storms that flood basements also knock out power.

Spring melt is our busy season for a reason. A typical Cambridge winter stacks snow against foundations for three months, then releases it in two warm weeks while the ground is still frozen and can't absorb a thing. All of that water runs along the surface until it finds your grading, your window wells, and your foundation. The calls we take every March are predictable: sump pumps that failed on their first real workout, cracks that opened over the freeze-thaw cycles, window wells full to the brim. The houses that stay dry are the ones that were assessed and fixed the previous summer or fall — which is also when scheduling is easiest and excavation is cheapest.
